How We Calculate Your Savings

We measure your savings against the landlord’s initial market offer—the deal you would have taken without us at the table—versus the final terms we secure for you. That includes:

  • Base Rent Reductions → Any decrease in rent from the landlord’s first offer.
  • Free Rent Incentives → Every month of free rent negotiated on your behalf.
  • Tenant Improvement Allowances → Dollars the landlord puts toward customizing your space.
  • Risk Avoidance → Hidden fees prevented, unfair escalations removed, costly clauses negotiated out.
  • Penalty Reduction (for Terminations) → Savings from minimized exit fees or negotiated alternatives.
